Welcome to our beautiful 2 bedroom ABI Ambleside from the Excellence Range, new for the 2024 season. Weekly bookings Friday to Friday are preferred, but short breaks may also be available. Friday to Monday or Monday to Friday, 3 nights minimum stay. Contact to discuss your requirements. The accommodation includes one king-size bedroom with an ensuite shower room and one twin bedroom with a separate shower room nearby. Additionally, there is a pull-out double bed in the sitting room, allowing a maximum occupancy of 6 people, which must not be exceeded.

The kitchen is equipped with a built-in electric oven and microwave, gas hob, full-size dishwasher, and washing machine. Full-size windows at the front, along with sliding patio doors, provide ample natural light. We are situated in a quieter part of Grannie’s Heilan Hame Caravan Park, ensuring peace and tranquility, yet still offering easy access to all facilities and the stunning, award-winning beaches.

Our caravan features wraparound decking, providing you with the opportunity to sit outside and enjoy the distant sea view. The area in front of the caravan is intentionally left for wildflowers, resulting in an abundance of butterflies and birds to observe. You can hear the waves crashing on the shore from the caravan, as well as lots of birdsong. Despite this proximity to nature, our location is set away from the noise and bustle of the activity areas and beaches.

We are Pet Friendly

We are a pet-friendly establishment, welcoming a maximum of 2 well-behaved dogs (they must be on a lead at all times within the park). Guests can enjoy nearby access to designated dog-walking areas and the old Dornoch Railway line walk. Smoking or vaping is strictly prohibited within the caravan.

Please note that there is no facility for charging electric cars at the caravan. Guests are requested to familiarize themselves with Parkdean rules, which must be adhered to by all visitors to Fairways 31.

Thank you for choosing to rent our small holiday annex (hereafter referred to as “the property”). Please read these terms and conditions carefully before making your booking. By making a booking, you agree to be bound by these terms and conditions.


1.1 To make a booking, please contact us directly through our website or email. We will then provide you with a quote for the rental period you have requested, which will include the rental price and any applicable fees.

1.2 To secure your booking, we require a £100 deposit at the time of booking.

1.3 Payments are made securely via PayPal.


2.1 If you cancel your booking more than 30 days before the start of the rental period, we will refund 100% of the total deposit price. If you cancel within 30 days of the start of the rental period, no refund will be given.
You should ensure that you have adequate travel insurance in case you need to cancel for any reason?

2.2 If we need to cancel your booking due to unforeseen circumstances, we will refund any payments made in full.


3.1 The maximum number of guests allowed to stay in the property is 6.

3.2 The guest making the booking must be over the age of 18 and must be staying in the property for the duration of the rental period.

3.3 The property is for residential use only. Parties and events are not allowed.


4.1 Check-in is from 4pm on the day of arrival. Check-out is by 10am on the day of departure.

4.2 Early check-in or late check-out may be possible subject to availability and additional fees.


5.1 Smoking and vaping is strictly prohibited inside the property.

5.2 Maximum of two dogs are allowed in the property.


6.1 We do not accept any liability for any loss or damage to the guest’s property or for any injury or illness sustained by the guest during their stay.

6.2 We will not be liable for any loss or damage caused by events outside of our control, including but not limited to natural disasters, war, or acts of terrorism.


7.1 We aim to provide our guests with a high-quality service, but if you have any complaints during your stay, please contact us immediately so that we can try to resolve the issue.

7.2 If we are unable to resolve the issue, you may need to contact the relevant authorities or regulatory bodies.


8.1 These terms and conditions are governed by Scottish law.

8.2 Any disputes arising from these terms and conditions will be subject to the exclusive jurisdiction of the courts of Scotland.

Grannie’s Heilan Hame Caravan Park

Grannie’s offers a range of amenities, including a small swimming pool, children’s adventure playground, mini-golf course, amusement arcade, two restaurants, and children’s entertainment throughout the day, as well as evening entertainment. Please be aware that a Parkdean Hub pass must be purchased separately from Reception upon arrival to access some of these activities, and this pass is not included in the booking cost.

We recommend booking in advance for the onsite pool due to limited spaces, especially during busier times of the year. Larger swimming pools are available nearby in Golspie and Tain. Onsite facilities also include a chip shop, laundrette, and shop.

Grannie’s is conveniently located for exploring the local areas, with attractions such as castles, award-winning beaches, distillery tours, lighthouses, Pictish Trails, and more, all within a short drive. Dolphins can occasionally be spotted from the beach, and deer are regularly seen on nearby walks.

For golf enthusiasts, there are several large golf courses nearby, including the Royal Dornoch Golf Course, the Dornoch Golf Driving Range, Carnegie Championship Links, and many others. Additionally, the nearby towns offer a variety of cafes, restaurants, and takeaways for dining options.
